Things nobody thinks about before listing their home — but should. 🏠

Most sellers focus on paint colors and staging. But the stuff that actually kills a showing? It’s not the walls. Here’s what gets overlooked every time:

The garage. Buyers open it. Always. If it’s packed wall to wall, they mentally add it to the problem list before they’ve even seen the kitchen.

The spare room. You know the one. The room that became a storage unit. Buyers can’t see past clutter — they see a small room instead of a flexible space.

Old furniture that doesn’t fit the listing. Oversized pieces, mismatched sets, stuff that’s just been there forever — it shrinks a room visually and tanks the photos.

This is what an empty patio becomes when you stop walking past it.

Same space. New deck tiles, a gazebo structure, string lights, and outdoor furniture all set up and ready to use. This client went from bare concrete to a full outdoor living room.

Moving season is coming and nobody talks about how fast it unravels.

Where is the old couch going? Who's taking the bed frame? Is the new dresser going to just sit in a box for three weeks? Did you rent the truck yet? What size truck?Who's driving that truck? The new one sat in a box for weeks. The old one sat in the yard for months.

We showed up and handled both in one visit — assembled the new tiki hut, built out the furniture, loaded everything old onto the truck, and pulled away clean.
