2. Property search brief - Each client has unique and specific requirements. Consultants work closely with you to create a focused brief from which they search for suitable and relevant properties. Due consideration is given to individual lifestyles and living requirements and advice provided on the most suitable areas, architectural styles and internal configuration. Fees - We ask our clients to pay a small registration fee of 375 Euros plus VAT at the beginning of our search for buying clients and 275 Euros for rental clients. This goes some of the way to covering our expenses during the time it takes for us to establish your requirements and conduct the search on your behalf. Once this has been received we can proceed with the property search.
4. Area familiarisation tour - This is not always possible, but can be arranged if required. This usually entails one to two days driven tour through selected areas. The purpose is to show the different property styles and values, local amenities and transport links for you to then consider the pros and cons of each area.
5. Proactive property search - We then carry out our search and previews before the first client attended property tour, the time frame for this will depend solely on the complexity of the property required. At this stage we will send you a tailor made property portfolio with information, photos and videos were possible of the properties that we think meet your needs. We proactively source property which is being openly, as well as quietly, marketed through estate agents, private owners and due to the economic climate a bargain can be found through some banks repossession listings. 6. Property tours – Once we have found a selection of properties you are interested in, we will arrange viewing dates and times, so you or we can arrange flights, accommodation, car hire, etc. Upon your arrival, your property search consultant will meet you and accompany you on the viewings, giving you advice and any help or questions you may have, advising on the negatives as well as the positives of each property; this is where our local knowledge comes in. When you find the property of your dreams, we can start the buying or renting process and even negotiate the best price for you. We can help you with the legal side by offering you a selection of long established and trustworthy solicitors for YOU to choose from, if you do not have one of your own. Arrange your N.I.E number (something you must have to purchase a property in Spain) and also give you independent advice every step of the way to make your property purchase as smooth and stress free as possible from start to finish.
